Tenants

Moving house can be a stressful experience. We are here to assist you in finding your perfect property and to ensure that the moving process goes as smooth as possible.

We put together some useful information about the rental process below.

Application Form

Once you have found the right property, you will need to complete an application form which will allow for your referencing to be completed.

Holding Deposit

Once the application has been accepted, we will need one weeks rent as a holding deposit before references can commence. 

If at any time you decide not to proceed with the Tenancy, you provide any false/ misleading information, or if you fail any checks that your Landlord is required to undertake e.g Immigration Act 2014, then your holding deposit will not be returned.

Deposit

The total deposit is equivalent to five weeks rent.

Tenancy Agreement 

The tenancy agreement will be emailed prior to the start of the tenancy. This will need to be signed before the keys can be handed over. 

Referencing

Referencing is carried out by an external company, which will include an employment or accountants reference (if self-employed) and previous landlords reference (if applicable), alongside a credit check.

Inventory and schedule of condition

An Inventory and Schedule of Condition of the property, is prepared. You will receive the inventory report along with your keys. You then have 7 days to inform us of any amendments.

It is important you agree the Inventory and Schedule of Condition at the outset as it will  be used during the final inspection relevant to your deposit.
